By booking this stay, you agree to all house rules and acknowledge that violations may result in additional charges or termination of your booking. We kindly ask that you respect the property and treat it with care. Any damage, negligence, or misuse may result in additional charges.

- Only registered guests are permitted to stay overnight
- Do not exceed the maximum guest count specified in your booking
- Visitors are permitted during reasonable daytime hours only
- Unregistered overnight guests are strictly prohibited
Noise & Events
Strictly No Parties or Events
Parties, events, or loud music are not permitted under any circumstances. Violations will result in penalties, and in some cases, immediate removal from the property without a refund.
- Quiet hours: 10:00 PM - 8:00 AM
- Be respectful of neighbours at all times
- Keep TV and music at reasonable volume levels
Smoking Policy
No Smoking Inside - $300 Fine
Smoking is strictly prohibited inside the property. A $300 fine will apply if any signs of smoking are detected indoors. This includes cigarettes, e-cigarettes, vapes, and any other smoking devices.
- Smoking may be permitted on outdoor balconies (property-specific)
- Please dispose of cigarette butts properly
Pet Policy
No Pets Allowed
Pets are not allowed at the property. If a pet is brought in without approval, additional cleaning fees and penalties will apply.
- Undisclosed pets will result in additional charges
- If you require an exception for a service animal, please contact us before booking
Security & Access
Lost Keys - $200 Replacement Fee
Lost keys will incur a $200 replacement fee. This is to cover the cost of locksmith services and replacing locks if necessary.
- Keep all doors and windows locked when leaving
- Do not share access codes or keys with anyone
- Report any security concerns immediately
Security Cameras
Some properties may have security cameras in common areas (entrances, hallways, parking areas). These are disclosed in the property listing.
- Cameras are only located in common/exterior areas
- No cameras inside private living spaces
- All camera locations are disclosed per Airbnb policy
Cleanliness & Departure
Please help us keep the space clean for the next guest. While we provide professional cleaning after each stay, excessive mess or failure to maintain reasonable cleanliness may result in additional cleaning charges.
- Dispose of rubbish in the bins provided
- Wash dishes or load the dishwasher
- Turn off lights, AC/heating, and appliances
- Return furniture to original positions
- Leave keys/fobs as instructed
Mail & Package Deliveries
No Mail or Packages
Mail and package deliveries are not permitted at the property. We cannot accept responsibility for any lost or undelivered mail sent to the address during your stay.
- Do not use the property address for mail or package deliveries
- We are not responsible for any parcels delivered to this address
Damages & Liability
Please treat the property with care. Any damaged or broken items during your stay will be assessed and charged accordingly based on replacement or repair costs.
- Report any accidental damage immediately
- Pre-existing issues should be reported upon arrival
- Damage costs may be charged through Airbnb Resolution Centre
